Computed with Swiss Ephemeris (Lahiri) for New Delhi sunrise; times are IST for New Delhi. Confirm the exact time for your city and family with your priest.
Buying land or a house is one of the few decisions in family life that is meant to outlast the people who make it. In the jyotish tradition, a muhurat is not a charm and not a promise of profit. It is a way of placing an important act at a moment the panchang already regards as clean — a moment when the nakshatra, the tithi and the weekday are all working in the same direction, and none of the inauspicious periods is running.
Property purchase muhurat is used at the point of registering or paying for land and houses. That is the act the classical rules address. It is not a substitute for the legal work of title, survey and registration, nor for reading the documents carefully. It sits alongside them, the way a prayer before a journey sits alongside the tickets.
Readers come to this page from two directions. Some want a short, usable list of shubh dates and timings. Others want to understand why a given date appears or does not appear, so that the choice can be discussed sensibly with a family priest. The sections below are written for both, and the date list itself is generated from the computed panchang for New Delhi, shown elsewhere on this page.
Each entry on the list is a day on which the panchang, as computed for New Delhi, satisfies every rule at once. A date is listed only if its weekday and month pass, none of the excluded periods is running, and for at least 48 minutes both the nakshatra and the tithi are on the approved lists, outside Rahu kaal.
The time window given is therefore not the whole day. It is the stretch, from sunrise to sunset, when the nakshatra and tithi both qualify and Rahu kaal is not in force. If that stretch is shorter than 48 minutes, the day does not appear at all. This is why some otherwise promising dates are absent.
Read the window as the window for the act of registering or paying — the signature, the payment, the completion — rather than for the entire negotiation. If the window falls in the morning, the paperwork can still be prepared earlier; it is the completion that is placed inside it.
Two cautions belong here. First, the list checks the day-level panchang only. Second, the times are computed for New Delhi. Families in other cities, and in the diaspora, should treat the listed window as a guide and confirm the local sunrise, sunset and Rahu kaal with their priest or jyotishi before fixing the hour. Traditions differ on several of these points — North and South Indian panchangs, Smarta and Vaishnava practice, and the amanta and purnimanta reckonings of the lunar month do not always agree — so where a family follows a particular panchang, that panchang should have the final word.
The list is built from a small, classical set of conditions. They are stated here plainly so that nothing about the list is mysterious.
The note attached to this muhurat is simply that it governs registering or paying for land and houses. Nothing in the list speaks to the price, the loan, the builder or the neighbourhood; those are matters for ordinary judgement and, where needed, professional advice.
Because the rules are day-level, a date that passes them is a date on which the panchang offers no objection. It is not yet a personal muhurat. The birth charts of the people involved, Tarabala and Chandrabala, the lagna rising at the chosen moment, and family custom are all checked separately by your priest or jyotishi before the time is fixed. Many families also prefer to have the horoscope of the property itself examined, a practice that varies by region and by lineage.
Sometimes the list offers nothing that fits the family's circumstances — a seller's deadline, a registration slot, a relative's travel. This is common and it is not a failure. The classical approach in such cases is to consult a qualified jyotishi with the birth details of those involved and ask for a personal muhurat, or for guidance on a suitable alternative, such as completing the payment on a qualifying day and registering on another.
Where traditions differ on the remedy or the substitute, follow the practice of your own family and lineage rather than a general rule read online. A priest who knows the family's customs will give a more useful answer than any list, including this one.
What the list can do is narrow the field honestly: it shows the days on which the panchang, by these rules, raises no objection. What it cannot do is decide for you. The purchase itself — the survey, the title, the terms — remains a matter of care, and the muhurat is best used as one considered step within it, not as a replacement for the rest.

From the computed panchang for New Delhi: a day is listed only if its weekday and month pass, none of these is running (Adhik (extra) lunar month; Pitru Paksha), and for at least 48 minutes both the nakshatra and the tithi are on the list above outside Rahu kaal.
Rohini, Mrigashira, Punarvasu, Pushya, Uttara Phalguni, Hasta, Chitra, Swati, Anuradha, Uttara Ashadha, Shravana, Uttara Bhadrapada, Revati.
No. The list checks the day-level panchang only. Personal factors (the birth charts involved, Tarabala and Chandrabala, the lagna at the chosen time and family custom) are checked by your priest or jyotishi before fixing the time.
